SOUTH FLORIDA HOMEOWNER GUIDE

Impact Windows vs. Hurricane Shutters

Impact windows and hurricane shutters can both be part of a code-compliant opening-protection strategy when properly selected and installed. The practical difference is how you live with the system every day: impact glass is passive protection, while shutters have to be closed or deployed before a storm unless they are permanently mounted.

Storm preparation

Impact windows provide passive protection because the impact-rated assembly is already in place. Accordion and roll-down shutters can be faster to close than panel shutters, but they still require homeowner action and maintenance. If travel, mobility or storm-preparation time is a concern, the convenience difference can be significant.

Everyday benefits

Impact windows can also change security, sound transmission, UV exposure and indoor comfort depending on the glass and frame selected. Shutters generally do not change the everyday performance of the existing window when they are open.

Appearance and maintenance

Impact windows update the opening itself and may change sightlines, frame color and operation. Shutters add visible tracks, housings or panels depending on the system. Both require maintenance: windows need clean tracks, seals and hardware, while shutters need periodic operation, lubrication or fastener checks according to the manufacturer.

Budget and phasing

Shutters are often the lower-upfront-cost path to opening protection. Impact windows cost more because the entire window or door assembly is replaced. Homeowners sometimes phase impact replacements by elevation or room while keeping approved shutters on remaining openings. Coordinate phasing with the permit authority and insurer rather than assuming partial work changes insurance credits.

Insurance and documentation

Do not choose either system solely because someone promises an insurance discount. Eligibility and credits depend on the insurer, policy, inspection and the protection status of the building. Keep permits, product approvals and final inspection records for whichever system you install.

Which option fits your home?

Choose shutters when the priority is lower upfront cost and you are comfortable deploying or closing them. Choose impact windows when you value passive protection plus everyday window replacement benefits. Many homes use a combination.
